 With parking and a large, private, enclosed, courtyard garden this special property has been expertly renovated to a high standard and sits amongst a small cluster of other high-quality barn conversions in a glorious rural location surrounded by fields and wildflowers.

From the parking area one enters the property into the large courtyard garden which features a mixture of Indian sandstone and lawned areas. This garden is a real sun trap and benefits from being completely enclosed so you can relax assured that your children or pooches can be left to enjoy themselves outside. There is outdoor furniture and a BBQ at the property and it makes a really private and peaceful spot for alfresco dining and enjoying the sun.

In to the property through the large front door and there is a long hallway off which are the two good sized bedrooms (one of which is en-suite) the family bathroom, a small utility room and the wonderfully large and airy main living space. Huge glass sliding doors take up the whole of one side of this room giving the area the most wonderful light and bright feel. With these doors open the garden becomes an extension of the indoor space; a really superb feature on sunny days. As with the rest of Galloway Barn the main living area has been opened up to the eaves adding further to the feeling of space.

This room features a high-end kitchen with painted cabinets and a mixture of luxurious quartz and wooden worktops under which are high end integrated appliances including two separate fridges (one with freezer compartment) and the fabulous, eco-friendly two drawer Fisher & Paykel dishwasher. The flush fitting range cooker has two large ovens and a five ring gas hob so our guests will have no problem creating gastronomic delights whilst on their holidays! There is a pine table that comfortably seats four and at the opposite end of the room is the large log-burner which is a real treat in the winter months. Two comfy sofas are angled to make the most of the log-burner making this area as snug and cosy winter as it is light and airy in the summer. This area also features is a good sized LED smart TV.

Both bedrooms are a really good size and have plenty of built-in storage. The master bedroom has a king-sized bed a features a high-quality en-suite bathroom with separate shower. The second bedroom has lovely rural views from the window and features a zip and link bed which can either be made up as twins or 6ft double on request (please give 2 weeks notice). The family bathroom has a large walk-in shower and there is a really handy utility room with washing machine and sink.

Warham is a picture-book pretty little inland village lined with brick and flint cottages. It which is less than 3 miles to the glorious North Norfolk coastline at Wells Next The Sea and Holkham and under 5 miles to the Blakeney and Cley and their stunning nature reserves. A particularly beautiful section of the Norfolk coastal path runs through Warham marshes on to the more well known Stiffkey and Morston marshes. To the south of the village and overlooking the pretty river Stiffkey are the remains of Warham Camp; one of the best examples of an Iron Age fort in England. The Three Horseshoes pub in the village is a 10-minute walk from Galloway Barn and is a real treat. Famed for its Norfolk ales and traditional home-made pies and suet puddings it is described by some as ‘the best pub in Norfolk’.

Warham also has a stop for the Wells and Walsingham Light Railway service, so if you don’t fancy driving you can enjoy the nostalgia of steam travel to either historic Walsingham or the hustle and bustle of the beach and shops in the seaside town of Wells-next-the-Sea.

Galloway Barn is a stunning, light, bright and modern barn conversion that will suit families and couples alike. It is located in a fabulous peaceful, rural position yet conveniently placed for visits to the coast or exploring in land even if you don’t fancy driving and the pub in the village is a must visit for those who love their food and drink. All in all a fabulous property that we are sure our guests will love!
