RR56The Old Reading Room is a wonderful newly renovated barn conversion sitting in a quiet spot in the gorgeous little village of Brinton, right in the heart of the rolling North Norfolk countryside. Deceptively spacious and absolutely brimming with character throughout, (the stunning exposed beams in this former tannery and school are a real feature) the owners have done a wonderful job stylishly modernising whilst RR55sypathetically retaining the original character of this historical building.

Well situated, the village of Brinton is perfect for those looking for peace and RR47tranquility away from the hustle and bustle of everyday life. There is much to see and do in the vicinity with the renowned Georgian market town of Holt 3 miles away, a fantastic award winning pub ‘The Hunny Bell’ about a 30 minute walk and the gorgeous North Norfolk coastline with RR46all it has to offer just a 10 minute drive. It is also worth exploring the other lovely conservation villages in the area with their gastro-pubs and restaurants.

The main living area in The RR10Old Reading Room has bags of character with its original exposed woodwork and focuses around the wonderful corner inglenook fireplace with its large logburner. Snug winter nights curled up in front of this with a good book and a bottle of wine are a pleasure! There is a good sized dining area just off the kitchen with an oak table that seats up to seven. The cosy and comfortable lounge area has two lovely squishy three seat sofa’s arranged around the afore mentioned fireplace. There is a Bose ipod dock, a good sized RR1LED TV with separate FreeSat and BluRay/DVD player as well as a selection of DVD’s, board games and books. Free WIFI is also RR6available for guests use.

An open archway leads from the dining area in to the galley kitchen which is well equipped as one would expect in a high end holiday let. There is a brushed stainless steel electric oven, washing machine, fridge and separate freezer built in to the shaker style units and an induction hob in the hardwood RR49work surface. There is also a dishwasher and microwave. In the the garage there is a tumble drier as well as a full height fridge and separate full height freezer.

RR16The whole of the upstairs is opened up to the eaves with the network of exposed beams adding character and interest in every room and really giving the property a ‘wow factor’. The huge master bedroom has a lovely comfy 6ft bed and a stylish ensuite shower room with walk in rain shower. The second bedroom is also large and has a kingsize bed and built RR19in storage. There is a small single room and a good-sized family bathroom with another rain shower above a large bath.

Also on the first floor of The RR12Old Reading Room, accessed either up some external steps from the garden or through the master bedroom, is a surprising hidden gem! The ‘studio’, which has a wooden balcony overlooking the pretty walled garden, is a large versatile space that can be used as a cinema room with its huge LED T.V and home cinema system or a separate self contained bedroom with en-suite shower (the large L-shaped RR23sofa can be pulled out in to a comfy king sized bed). Alternatively it is a perfect space for a playroom that children can use giving the grown ups that little bit of well RR39deserved peace and quiet!

Externally the pretty walled garden is a real sun trap and isn’t overlooked. Mainly laid to lawn there is a large wooden table and chairs and BBQ so it is a great space for alfresco dining. The ‘studios’ balcony overlooks the garden and has its own furniture so parents can sit and relax in the background keeping half and eye on their RR8children at play.

The Old Reading Room is a stylishly appointed and yet practical property with a large lawned garden making it RR31perfect for family holidays. It also has bags of charm and character and a real cosy feel making in an ideal setting for romantic getaways. Being away from the hustle and bustle of holiday makers and yet close to so many of the wonderful amenities North Norfolk has to offer it really does have almost everything one could want RR25from a self catering holiday home nestled in quintessential British countryside!
