We are absolutely delighted to be able to offer our discerning guests a property as unique and special as Blackwater House. Flooded with light from its floor to ceiling glazing and with numerous huge openings out to the gorgeous landscaped gardens this stunning property is located on a private road in the peaceful, wooded enclave of High Kelling on the outskirts of the highly sought-after Georgian market town of Holt. Sleeping 10 guests in 5 bedrooms with 3 bathrooms this incredible property draws on the forms and clean lines of the mid-century modern design movement, the use of light and space in this approximately 4,000 sq. ft. holiday home are truly spectacular.

At the heart of the house the open-plan kitchen with a combination of marble effect tiles and worktops and natural wooden elements flows seamlessly outside to the veranda via full length floor-to-ceiling sliding doors with the garden beyond designed to mirror the purity and clean lines of the interior. The kitchen itself is a genuine delight with all of the high-end integrated appliances one could wish for including a bean to cup coffee machine, induction hob, two ovens, full sized fridge and separate freezer and a large wine fridge. There is plenty of space for moving about and this room seamlessly connects with to the fabulous open-plan TV den with its huge L-shaped sofa and large smart T.V. at one end and the dining area at the other where there is a stylish table that comfortably seats 10. The TV den is the only room in the house that doesn’t have large glazed areas which deliberately makes it the properties cosy space, perfect for hunkering down in the evening with a bottle of wine and a good movie.

With the full-height sliding windows opened up, the continuation of a number of rooms to entertaining areas outside the house is completely harmonious, the kitchen flowing effortlessly into a wonderful veranda area canopied by the master bedroom balcony above. The same is true of the sun lounge with its sumptuous soft furnishings and feature tiled wall. This stunning space opens out into another entertaining area via sliding doors in the two fully glazed walls. Down one margin of this outdoor area the reflective black steel boundary reflects back the form of the house and the selected planting. (Please note the gas fire is currently out of action in this room)

To the front of the property there is a more formal living space, again beautifully furnished, which spectacularly takes advantage of the full height of the property with a beautiful geometric mural feature wall. This room has a wonderfully indulgent drinks bar with two drinks fridges and a basin and tap, making it a perfect place to retire to for after dinner drinks and entertaining. Above on an open mezzanine level there is a bedroom with en-suite bathroom separated from the rest of the first floor. Please note that due to the nature and height of the large window opposite the mezzanine there is no way to fit a blind or curtain to these.

Back on the ground floor there is also a king-sized bedroom, a useful utility room and a wonderfully decorated W.C. The main staircase sits centrally in this home and forms wonderful shadow play in that area of the house when the sun is in the right position in the sky.

Up the main staircase and in to the spectacular first floor landing. This is opened all the way up to the roof which is partially glazed letting the light flood right through the space and back down to the ground floor. It also features another huge mural of geometrical artwork. The first floor has three further bedrooms and two bathrooms. There are two king-sized rooms that share a stylish shower room and a fabulous master bedroom with super-king sized bed and large en-suite bathroom with a double-ended bath and separate walk in shower. This room opens up on to a superb balcony which overlooks the garden.

The large garden has been beautifully designed and is well maintained… the Scots pines, silver birch and rhododendrons providing the backdrop punctuated with evergreen shapes and textures; holly and firs for their spikiness and yew and cypress trees providing a lateral dimension and elegance with the different heights, the ranges of planting complimenting the various levels of the house. The courtyard areas found outside both the kitchen and sun lounge will probably be the most used areas of the garden, integrating classic Italianate elements giving the impression you are enjoying afternoon tea in some fine hotel or luxury Spa.

The village of High Kelling is close to both Blakeney and Cley on the North Norfolk coast, an Area of Outstanding Natural Beauty celebrated for its wildlife and scenery. Within a ten minute walk of the property lies the ever popular Georgian market town of Holt with a wide range of independent shops and eateries.

Blackwater House is a genuinely exceptional property both in its design and finish and makes the perfect getaway for families looking to stay in style in beautiful North Norfolk for special occasions to remember. Blackwater House is incredibly popular so we recommend booking early, especially for school holiday periods, to avoid disappointment.
