IMG_1225Blue Tile Farm Barn is an absolutely stunning mid 18th-century brick and flint barn that simply oozes the ‘wow factor’. This high luxury, spacious barn conversion sits in a lovely quiet location in the pretty village of Field Dalling, just a couple of miles from the beautiful North Norfolk coast and the sought after Georgian market town of Holt. Finished and furnished to the highest of standards with gorgeous contemporary interior design Blue Tile Farm Barn has beautiful rural views from the property itself and IMG_1234the large garden. We believe this stunning conversion it is one of the finest large holiday properties available to let in North Norfolk!

IMG_1251One enters the property through a pretty front courtyard into a stylish inner hallway off which are a useful utility room and separate cloakroom. Through from this hallway is the truly spectacular main living area of the barn. Opened up double IMG_1268height to the eaves with exposed timbers this wonderful space is overlooked by a mezzanine which has striking frameless glass balustrades. Two huge windows where the original double-height barn doors were, are a superb feature and IMG_1244simply breathe in the light offering superb views over the gardens and the gorgeous rural landscape beyond to the rear.

The luxurious, bespoke kitchen is the holiday chefs dream. Top of the range Siemens appliances are seamlessly integrated into the custom-made cabinets and under the superb composite stone worktops. Integrated chest height electric ovens and microwave have a full height fridge on one side, full height freezer on the other and plenty of storage IMG_1429above and below. There is a large multi-zone induction hob and in the large island unit/breakfast bar, a IMG_1262dishwasher a double stainless steel sinks with individual taps. This fantastic kitchen really will make rustling up gastronomic delights for your friends and family a joy.

The sitting area in the property has lovely stylish and comfortable soft furnishings that surround the spectacular IMG_1283integrated wood burning stove which is the focal point of the area. There is a good sized LED smart T.V. and this room as with the rest of the house is IMG_1256connected to the top of the range Sonos multi-room audio system. A wonderful and unique feature at this property is the incredible home cinema. At the flick of one switch blackout blinds come down over the large barn windows, flick another switch and a huge 3.5-metre image is projected onto the blind. The picture is provided by a High Definition projector and BluRay player and there is a designated Dolby Digital 7.1 surround sound system entirely separate from the IMG_1259Sonos multi-room system.  We have had the opportunity to witness this home cinema in action and it really makes for a IMG_1311quite incredible, immersive experience.

Adjacent to the sitting area is the spectacular dining area with its stylish furnishings and original artworks. The 3-metre Walnut topped dining table can comfortably seat 12 on comfy padded seats. Both of the huge barn windows have large double sliding doors opening onto a sun terrace next to the dining area and out onto the large, private rear garden off IMG_1343the sitting area.

There are three bedrooms on the ground floor. The master IMG_1366bedroom is another spectacular space opened up to the eaves with exposed beams and is home to a stylish, comfortable six-foot bed. Large dual aspect windows add to this rooms light and spacious feel and offer superb views of the garden and fields beyond. The en-suite to this room is amongst the best we have seen with its contemporary double ended bath and walk-in rain shower. It also has two speakers integrated into IMG_1389the ceiling which is hooked up to the multiroom system. Relaxing in the huge tub with a good book, large glass of IMG_1351wine whilst listening to your favourite relaxing music – what could be better?

The two other bedrooms on the ground floor are both a good size, one a king size room and the other a twin. Both have plenty of storage, stylish contemporary furniture by Heals and Habitat and floor to ceiling windows that, as with the rest of the house, give a IMG_1355lovely light and airy feel.

Oak stairs lead up from the stunning main living space onto a mezzanine that ‎21‎_‎October‎_‎2017overlooks this area. This mezzanine with its modern glass balustrades is a perfect space for children to enjoy when they are tired out from running around the large garden! Separate from the more formal sitting area yet still within earshot, it is furnished with four squishy bean bags, a decent sized LED smart T.V with BluRay player. and the all important headphones so the children can enjoy their Disney IMG_1347without disturbing the parents!

Off this mezzanine space is the children’s bedroom or the IMG_1456‘cabin room’, a superbly designed place for your kids to sleep or play! There are three full-sized, bespoke made ‘cabin’ style beds one of which is up a small super set of paddle steps (a feature your children will love!). Although designed with children in mind these cabin beds all have full-size three-foot single mattresses so will easily accommodate adults.

GardenExternally the large garden is very private and fully enclosed. Mainly laid to lawn it is perfect for outdoor fun IMG_1286and games, there is a large sandstone patio with a large table and chairs and charcoal BBQ – perfect for alfresco dining. Bordering the lawn is an area set aside for wildflowers and beyond the estate fencing are wonderful rural views over privately owned farmland.

IMG_4464 (002)Located just inland from the beautiful North Norfolk Coast, Field Dalling is a lovely, peaceful rural village. There are numerous footpaths and IMG_1294bridal ways around the village, and guests could spend days exploring neighbouring villages; Binham with its historic monastic ruins at the priory (don’t miss the Raw Milk available from Abbey Farm Dairy) or Little Walsingham famous for its religious shrines which also has a wonderful farm shop, and two superb eateries in The Norfolk Riddle and The Black Lion. Nearby Morston Quay is home to the seal trip boats which offer guests the opportunity to take a IMG_1296boat out to Blakeney Point and see Common and Grey seals basking in their natural habitat.  Georgian Holt is only IMG_4497 (002)a few miles away offering restaurants, pubs and good shopping facilities.
