High KellingForest View is a contemporary, single-storey property in the peaceful village of High Kelling. Sleeping up to eight guests across four bedrooms, the property offers private parking for several vehicles, an open-plan living area, an enclosed garden and a hot tub.
With all accommodation arranged on one level, Forest View may also suit guests looking for a property without internal stairs.
The main living space combines the kitchen, dining and sitting areas, providing plenty of room for guests to spend time together. The kitchen is well equipped with an induction hob, oven, drinks chiller, microwave and dishwasher. A separate utility room houses a fridge/freezer, kettle, Nespresso coffee machine, washing machine and tumble dryer.
Bi-fold doors run along the rear of the living area and open onto the terrace and garden.
Please note that due to the design of the kitchen, the mains electrical sockets are located in the utility room rather than the kitchen/dining area.
The sitting area has an L-shaped sofa, wall-mounted Smart TV and wood burner. A large wooden dining table provides seating for eight guests.
The master bedroom is located towards the rear of the property and has a king-size bed, wall-mounted TV and walk-in wardrobe. Its en-suite bathroom includes a roll-top bath, separate walk-in shower, WC and wash hand basin.
Bedroom two also has a king-size bed, storage and an en-suite shower room with walk-in shower, WC and wash hand basin.
Bedroom three has a zip-and-link bed, which can be made up as either a king-size bed or twin beds upon request. Please let us know your preferred arrangement at least two weeks before arrival. This bedroom also has storage and a dressing table.
Bedroom four has a standard double bed and storage.
Bedrooms three and four share the family shower room, which has a walk-in shower, WC and wash hand basin.
Outside, there is a terrace with a dining table, charcoal barbecue and hot tub. Beyond the terrace is a lawned garden with additional seating for two guests towards the end of the garden.
Private parking is available for several vehicles.
Two dogs are permitted at the property.
Please note that a £300 security deposit is ring-fenced during your stay and released five days after departure.

Mandy, October 2026We had a lovely stay, great property for our multi generational family gathering with everything being all on one level – we had ages from 9 mths to 93 yrs of age. Property is very spacious, garden lovely and private and secure for our dog and plenty of parking.
Property is well very equipped but is looking tired in some places. As mentioned in another review the sofa is looking quite worn. All the showers could do with a deeper clean and shower heads replaced. Some of the garden furniture is also broken. However non of this detracted from what is a great property and we would definitely stay there again.

We found a substantial accumulation of dead insects and cobwebs on an internal windowsill; grime and mould around bathroom joints and sealant; damaged tiles and peeling finishes; faulty bathroom door mechanisms affecting privacy; a deteriorated sofa, dining and outdoor chairs. We documented these with photos and videos.
Some issues were noticed on Saturday; more emerged during the stay. We reported them on Wednesday and accept earlier reporting would have allowed earlier intervention.
James acknowledged issues and confirmed the sofa’s condition was already known. He allowed later checkout and increased his refund offer from £200 to £340.
We felt his responses minimised the overall cleaning concerns by focusing on reporting timing and individual repairs. Documenting and debating the problems detracted from our holiday. We expected the property to be properly prepared before arrival.

There were a few areas that would benefit from a more thorough deep clean, and we felt some of the finishing touches around the property could be improved. However, when we raised these points, the team were responsive, helpful, and communicated well throughout, which was appreciated.
With a little more attention to detail and perhaps allowing the cleaners more time between guests to focus on these areas, this would be a fantastic place to stay for a larger group. Thank you.

David, October 2025We stayed for 6 nights and the place was beautiful, spacious and incredibly private. The large enclosed garden was wonderful for our dog to explore.
The bedrooms were very spacious with plenty of storage and a very large kitchen with every utensil you could imagine.
Check in was easy but there was no shower gel, shampoo, coffee or milk – so be prepared to bring your own. There was Wine and Biscuits though!

Tom, April 2025The accommodation was easy to access and in a good location, which was a quiet area. It was also within about a 5 minute drive to the nearest village and 10 minute drive to the coast.
The property was spacious, with a large open plan kitchen/lounge area. As well as a large garden, with patio area – good for games with the family.
Despite the strong smell of bleach on arrival, the floors were not clean. The cutlery / plates were dirty and all had to be washed before use. Only two of the bathrooms had a toilet roll which was not ideal with us only being there a short time.
That being said it’s a good space for groups which could have been a better experience with a bit more TLC.

Debbie, December 2024The house was a WOW factor on arrival. It was stunning for the whole family to celebrate my birthday and was only a short drive from Holt high street and the Thursford Christmas spectacular show.
The layout suited my family, we all had our own bedrooms and bathrooms. The rooms had a home cosy feeling and the hot tub was great.
Thank you for adding a Christmas tree and decorations. If we ever go back to see the show again, will definitely re-book. Thank you for all your help James .
