Beautifully combining traditional flint architecture with contemporary design, the house feels both timeless and welcoming. Every room has been carefully considered, creating spaces that are as comfortable as they are stylish, while large windows ensure the surrounding landscape is never far from view. From sunrise over the fields to spectacular Norfolk sunsets, the changing scenery becomes part of everyday life here.

Outside, Hammer Hill is surrounded by open countryside and Norfolk’s famously wide skies, with gardens providing endless space to relax, play and reconnect with nature. Children can play on the lawn while adults settle into quieter moments with a morning coffee, a good book or an evening glass of wine, all accompanied by rural views.

One of the home’s standout features is the magnificent, covered, oak-framed terrace. Thoughtfully designed as an extension of the living space, it invites you to embrace outdoor living whatever the season. Start the day with breakfast together, return after coastal adventures for a leisurely lunch in the fresh air, or gather together for al-fresco evening dining.

An impressive open fireplace, framed by an oak mantel, forms a natural focal point of the room, while generous sofas invite the family to settle in after a day exploring the coast.

The living area flows into the spacious dining area, where a substantial dining table comfortably seats the whole group. It is easy to imagine lingering breakfasts as the day begins, celebratory dinners filled with laughter, or relaxed suppers after windswept walks along the nearby beaches. Wide sliding doors open directly onto the covered terrace beyond, allowing indoor and outdoor living to blend seamlessly during the warmer months.

The kitchen is every bit as welcoming as it is practical, thoughtfully designed so that cooking becomes part of the holiday rather than a chore. Painted shaker-style cabinetry in a warm buttery ochre sits beautifully alongside solid wood worktops, while a stunning Spanish-inspired tiled splashback brings colour and character behind the impressive range cooker.

At the centre of the room sits a generous island with woven bar stools, quickly becoming the place where guests naturally gather over fresh coffee in the morning or a glass of wine while dinner is prepared. A charming, curved window seat tucked into the bay window provides a peaceful corner to pause and relax.

Fully equipped for entertaining, the kitchen includes a large range cooker, dishwasher, Nespresso coffee machine, large fridge, separate freezer and everything needed to prepare anything from relaxed breakfasts to celebratory feasts. At the heart of the room stands a beautiful farmhouse dining table, suited to laughter-filled family breakfasts as it is to memorable evening meals.

A separate utility room houses a washing machine and tumble dryer, providing a practical space for longer stays.

Bedroom one

Wake to uninterrupted views across the surrounding countryside before stepping onto your private balcony with morning coffee in hand. Decorated in calming neutral tones with natural textures, the main bedroom is a wonderfully peaceful retreat.
The zip and link super-king bed can be arranged as twin beds upon request (please note two weeks’ notice is required), while generous built-in wardrobes provide ample storage for longer stays.

The spacious en-suite shower room features a generous walk-in rainfall shower with a separate handheld shower, creating a luxurious space to refresh after a day exploring the North Norfolk coast.

Bedroom Two

Bathed in natural light beneath a vaulted ceiling, the second bedroom combines boutique styling with thoughtful comfort. The flexible super king-size zip-and-link bed can also be configured as twin beds upon request, while a beautifully upholstered scalloped headboard and gallery wall celebrating British birdlife add warmth and personality. The room also features an outdoor viewing area where the house meets the veranda, creating the feeling of floating above the surrounding landscape.

The beautifully appointed en-suite is a particular highlight, wrapped in patterned wallpaper and centred around a stunning freestanding bath beneath the window. A spacious walk-in shower completes this luxurious space, inviting a freshen up after days spent in the sea.

Bedroom Three

Playful yet elegant, Bedroom Three introduces subtle bursts of colour through carefully chosen furnishings and accessories. The flexible super king-size zip-and-link bed can be arranged as twins, while comfortable seating beside the window creates a lovely place to unwind with an evening read. The striking en-suite bathroom features a beautiful freestanding bath beneath an elegant arched window.

Bedroom four

Decorated in calming shades of soft grey and blue, Bedroom Four offers a wonderfully restful retreat. The super king-size zip-and-link bed provides flexibility for families or friends travelling together, while the contemporary en-suite shower room provides everything needed for a comfortable stay.

Bedroom Five
Located on the ground floor, this beautifully appointed bedroom is ideal for guests preferring accommodation without stairs. Styled in warm earthy tones, the super king-size zip-and-link bed can also be arranged as twins upon request.

A door lead directly onto a lovely patio where a table and chairs provide the perfect spot to enjoy a quiet coffee before the rest of the house awakens.

The boutique-style en-suite shower room features Mediterranean-inspired patterned tiles and generous rainfall shower.

Bedroom Six

Occupying the second floor beneath the eaves, Bedroom Six is filled with natural light and enjoys a wonderfully peaceful atmosphere. The versatile twin beds can be converted into a super king-size bed upon request, making the room ideal for a variety of group arrangements. The en-suite shower room offers a walk-in shower.

Bedroom Seven

Also tucked beneath the eaves, the final bedroom continues the relaxed feel found throughout the house. Soft neutral tones are complemented by gentle duck egg blue accents, creating a subtle nod to the nearby coastline.

Twin zip-and-link beds can be arranged as a super king-size bed upon request, while the en-suite bathroom includes a bath with shower overhead.

Perfectly positioned to enjoy both coast and countryside, Hammer Hill places you within easy reach of some of North Norfolk’s most treasured destinations. Spend your days exploring the sweeping beaches at Holkham and Wells-Next-The-Sea, wandering the independent boutiques and galleries of the Georgian market town of holt, discovering the salt marshes and coastal paths or lingering over long lunches in one of the area’s excellent pubs and restaurants.

To preserve the quality of the property and the tranquillity of its surroundings, we are unable to accept bookings for stag parties, hen parties, wedding celebrations or similar celebratory events.

Hammer Hill is situated on a working farm. As such, you may occasionally see farm vehicles using the lane outside the property and seasonal farming activity taking place in the surrounding fields. At certain times of year, the neighbouring land is also used for managed shooting, so there may be occasional sounds of gunfire during these periods.
