Escape to a beautiful Grade II listed 1870s flint cottage in the picturesque village of Letheringsett, in the heart of the Glaven Valley. Hobbs Cottage combines original Norfolk character with thoughtful modern comforts, a cosy wood burner and a beautiful private garden bordering a tranquil millpond. The King’s Head pub is just five minutes’ walk away, while Holt is an easy walk across the fields and the North Norfolk coast is a short drive away. Hobbs is a peaceful base from which to explore the coast and countryside, or simply settle in and enjoy the cottage and its enchanting garden.

The sitting room is the heart of Hobbs Cottage, centred around a traditional wood burner set within a painted brick fireplace. Sink into the comfortable sofa with a good book, enjoy a film on the Smart TV, or simply relax beside the fire after a day exploring North Norfolk.

The well-equipped kitchen is perfect for relaxed breakfasts and evening meals together. Pick up fresh local produce in Holt, or seafood from Cley or Blakeney, and enjoy a leisurely meal before settling down for the evening.

The renovated ground-floor bathroom combines rich blue tiling, exposed beams and a deep bath, perfect for a long, relaxing soak after a day walking the coast or countryside.

Upstairs, the spacious master bedroom provides a restful retreat with a king-size bed, built-in wardrobe space and a private en-suite shower room. The bright twin bedroom overlooks the garden, while the additional, cosy single bedroom has views towards the millpond.

With two bathrooms and comfortable accommodation for up to four guests, Hobbs works particularly well for two couples, a family with older children, or a couple looking for extra space and privacy.

The garden is one of Hobbs Cottage’s defining features. Mature planting creates a series of peaceful spaces to enjoy throughout the day, from morning coffee beneath the contorted willow, to lunch in the courtyard or an evening BBQ on the patio. Guests can make use of the herb patch, while at the far end of the garden the fernery provides a secluded place to sit beside the millpond. The pond attracts an abundance of wildlife, including swans, deer, frogs, bats, butterflies and birdlife, creating a wonderfully peaceful setting in which to slow down and reconnect with nature.

Letheringsett is a charming village with riverside walks, an historic watermill and easy access to the surrounding countryside. Just beyond the cottage, a wooden footbridge crosses the River Glaven ford, while the King’s Head pub is around five minutes’ walk away. From the cottage, a walk across the fields takes you into the centre of Holt, with its independent shops, cafés, restaurants and galleries. Within around 10 minutes’ drive are Cley next the Sea, Blakeney, Morston and Salthouse, with access to the Norfolk Coast Path, beaches, nature reserves and some of the area’s best-known coastal scenery.
