Kelling Mill Barn is a superb retreat sitting in the delightful village of Kelling, just 15 mins walk to Kelling Beach on the North Norfolk Coast. Being just three miles from the Norfolk Wildlife Trust’s Cley Marshes visitor centre, this property makes an excellent base for birdwatching and exploring the coastline. The neutral tones and furnishings throughout this converted barn will help our guests feel relaxed the moment they enter. With unspoilt views out to the Norfolk countryside, comfortable living space and a well equipped kitchen, this fantastic property offers practical and comfortable accommodation.
As you enter the property, you’ll be greeted by a hallway, perfect for storing wellies, sandy shoes and coats all year round. Up the stairs, you’ll find a spacious dining room with dining table that comfortably seats 4 guests and French doors that open out onto the sunny terrace for al-fresco dining in the summer. During the winter, the wood burner will keep you warm and cosy. The owners provide a Marshall Bluetooth speaker for guests’ use in the dining room.

As you enter the property, you’ll be greeted by a hallway, perfect for storing wellies, sandy shoes and coats all year round. Up the stairs, you’ll find a spacious dining room with dining table that comfortably seats 4 guests and French doors that open out onto the sunny terrace for al-fresco dining in the summer. During the winter, the wood burner will keep you warm and cosy. The owners provide a Marshall Bluetooth speaker for guests’ use in the dining room.
The kitchen is well-equipped and offers guests a fridge freezer, induction hob, integrated oven, microwave and dishwasher. The washer drier is located in the garage, along with a cot and highchair. Keys to the garage are available upon request.
The upstairs living area has unspoilt views onto the Kelling Estate and Norfolk countryside, with sliding doors that lead out onto the balcony. Here, you’ll find a seating area with table and two chairs. The living area has ample seating for guests and is equipped with a 42” HD smart TV with free-sat.
The bedrooms are located down a small flight of stairs from the dining room. The first bedroom is a twin room, with clothes storage and two comfortable beds. The master bedroom has a king-size bed, plenty of clothes storage and an en-suite shower room with motion activated night lights. The small set of stairs leading to the bedrooms has a pre-installed stairgate.
The modern family bathroom offers a bath with overhead power shower, w.c, washbasin and motion activated night lights.
With a large gravel driveway which comfortably parks 3 cars, a beautiful fully enclosed garden with garden furniture, a balcony from the living area and views out to the countryside, Kelling Mill Barn offers the perfect mix of practical, yet beautiful, outside space. A charcoal BBQ is provided for guests’ use.
If you manage to tear yourself away from this delightful property, you will discover that there is so much to do in the area. Kelling Beach (15 mins walk through the fields) is a wild and often windy beach with no facilities (or car park) and is perfect for birdwatchers, walkers and photographers. Because it is quiet, seals can often be sighted swimming close to the shore. Kelling also has The Old Reading Room Gallery & Tea Room, which makes for a lovely afternoon out, and The Pheasant for a special meal at their restaurant or orangery. Kelling is also just a two mile drive away from the Georgian market town of Holt with its fabulous selection of boutique shops, cafes and antique stores.
Two dogs are permitted at the property.

The cottage was very clean and well laid out. Had everything you needed.
The two bathrooms were very useful as was the private drive. The garden was quite small but lovely, with a seating area and many plants and tree. Well enclosed for dogs.
We loved our stay here….so peaceful and relaxing.
David, July 2025A lovely location in the quiet hamlet of Kelling, the barn conversion has been done well with some interesting features, a lovely terrace on the 1st floor overlooking the fields. It’s location close to Salthouse, Weybourne & Sheringham along with Holt is ideal. Overall the barn is great but it is let down by two items from our experience, the double bed mattress needs to be of a much better quailty, the three piece suite whilst looking comfortable, wasn’t, as the cushions were very saggy and really need replacing. anyone with a bad back would be ill advised to sit on them.
Silly small things are not being addressed, the cupboard door hinges under the sink needed attention as the door was loose and the batteries in the remotes for the TV/Box needed replacing.
The patio at the rear is a real sun trap, and would benefit from having an umbrella,parasol.
A lovely property let down by a lack of attention to details.

Andrew, June 2025Fantastic location. The barn was very clean, well equipped and well laid out. Sunsets on the balcony were brilliant. Having the private drive with gate was great for our dog and young children. Overall, would highly recommend and would love to stay there again.
