The Hay Barn is a wonderful brick and flint barn, full of character situated in the tranquil village of Hindringham, a perfect central location for family gatherings or groups of friends looking to explore North Norfolk. Just 5 miles in land from the coast, villages such as Morston, Blakeney, Cley and the Georgian town of Holt are all within 6 miles. At the centre of a working farm, The Hay Barn has been sympathetically renovated with original oak beams, brickwork and lofty ceilings. It sits in peaceful surroundings and with open plan living creates the ultimate holiday retreat.
The gorgeous sitting room is furnished with plenty of comfortable seating and surrounds a cosy wood burning stove adding real ambience and warmth to chilly evenings. It has a Freeview TV, music system and ping pong table at the far end of the room. A further recreation room has a full size snooker table and dart board! French doors either side of the room let in plenty of light leading out to an orchard and an enclosed private garden. For those who enjoy dining al-fresco, there is outdoor furniture and a BBQ, being west facing it catches the last rays of sunshine, stunning sunsets make it a perfect place for sundowners! Guests also have access to a private grass tennis court. *Please bring your own rackets and balls*

The country kitchen is well equipped including a range cooker, dishwasher, large fridge freezer, and a dining table seating eight guests. Tucked in the corner of the room is a delightful corner seat overlooking the garden and surrounding fields.
Upstairs there are three beautifully furnished bedrooms each with views of the surrounding countryside and horse paddocks. The master bedroom has a Superking bed (and two single beds for use as a ‘family room’ which can be made up at an additional cost of £30 per bed) and an en-suite with shower over the bath. The second bedroom has twin beds which can be made up as a King sized bed by prior arrangement. (Please give us at least 2 weeks’ notice of whether you require the additional beds/your bed configuration request) and an en-suite with shower. And the third bedroom has a wrought iron King size bed and an en-suite with shower over the bath.
Each bedroom has high quality bedding to ensure a good night’s sleep. The property has central heating throughout.
As if all of this isn’t enough The Haybarn also has use of 5 stables, a tack room and 2 large paddocks on-site. So if you want to bring your horses away with you for a run on Holkham Beach or to take advantage any of the wonderful bridleways in the area your horses can stay in (almost) as much comfort as you!
*Please note, not all cottages with a woodburner supply logs for guests.
Please note, The Haybarn is situated in a rural location and Wi-Fi signal can be intermittent. Not recommended for working from home.

Sarah, July 2025The cottage was in a lovely countryside location with beautiful wildlife including butterflies, moths, and even barn owls.
It was clean, spacious, and comfortable, though the kitchen could use an update as several appliances showed considerable wear and tear. Tennis court and table tennis were a welcome addition.
Communication was clear and efficient but handled entirely through the cottage company, so lacked a personal touch such as local recommendations.
Be aware the muntjac can be extremely noisy at night & there are lots of wasps & flies!

Great place for entertaining adults/older kids as has snooker table, darts and table tennis which we loved using once the toddler was asleep.
Only 15-20min drive to the beach at Wells which was a great day out. And the same distance to see the seals from Morton Quay too.
All in all we have a great family weekend away here and would recommend to others to visit too.
Ruth, July 2025The Hay Barn was an absolutely beautiful property, for a 3-night stay. Me and a friend could complete a triathlon event at Holkham Hall. We had 3 spectators with us.
The pre-arrival instructions were very clear and it was lovely to receive some lovely local groceries upon arrival. We enjoyed the snooker table immensely and the bedrooms were all very comfy.
The rules around pets in the property are quite strict, so great for non-shedding small dogs, not hairy large dogs.

If you’re looking for a peaceful retreat this is ideal, be aware that there are no local amenities ie shops/restaurants/ pubs etc. Fakenham is about a 20 min drive away.
Well equipped, loved the snooker & table tennis tables, no signs of dvd player as described. WiFi was good enough for browsing and Netflix etc.
We had a relaxing few nights away and hope to come back again. Many thanks.
